Community Estate Surveyor – Hybrid – 3 Months – £450 a day
Hampshire is home to the world’s oldest bowling green but there’s nothing old-fashioned about this Estates Surveyor opportunity.
From community centres and charitable organisations to coastal assets and telecoms agreements, this role offers a genuinely varied property portfolio.
A Local Authority based in Hampshire is seeking an experienced Communities Estates Surveyor to provide professional estates and valuation advice across its community estate. You’ll undertake rental valuations, manage landlord and tenant matters and support the effective use of council-owned property.
The portfolio includes:
- Community centres leased to charities and voluntary organisations.
- Properties occupied at concessionary or peppercorn rents.
- Coastal and waterside land, including mudland and foreshore areas.
- Pontoons, scout facilities and sites used for water-related activities.
- Boat-storage areas and other specialist coastal assets.
- Council land and buildings affected by telecoms equipment and wayleaves.
Alongside rent reviews, lease renewals and new lettings, you’ll take responsibility for telecommunications leases, licences and wayleaves. You’ll also work with legal services and BT Openreach to help develop a consolidated agreement covering multiple council sites.
Key responsibilities:
- Undertake rental and asset valuations in line with RICS standards.
- Source and analyse comparable evidence and prepare valuation reports.
- Manage telecoms leases, licences, wayleaves and access agreements.
- Advise on Electronic Communications Code matters.
- Handle rent reviews, lease renewals, regears and new lettings.
- Manage agreements with charities and community organisations.
- Support community asset transfers, disposals and property transactions.
Essential experience:
- MRICS qualification.
- Strong commercial property and rental valuation experience.
- Confidence gathering and analysing comparable evidence.
- Previous experience managing telecoms agreements and wayleaves.
- Sound landlord and tenant knowledge.
- RICS Registered Valuer status is highly desirable.
- Local authority experience is beneficial but not essential.
